1 year lease expired, on month to month basis, friend of mine moved in and landlord wants them to sign a new 1 year lease if they stay for more than 30 days.

Hello,

I  signed a one-year lease in Windsor in 2010 and after it expired I continued to stay here on a month-by-month basis.  About a week ago, a friend of mine came to stay with me with the intention of staying here temporarily until they can find a suitable place of their own in the area.  I informed my superintendent of this, and they said that they would just have to add my friend's name to the lease for fire related purposes.  However, today, I received a call saying that my friend could only stay until September 30th, and if they were to stay later, they would have to sign a NEW 1 year lease for my apartment.

I have no intention of staying in this apartment for another year (I am a student and graduating school in April of 2013), and I know for a fact that my friend will not want to stay here for an entire additional year or be bound by a lease.

I was under the impression that their name would just be added to my existing lease which is now expired but still applies on a month-to-month basis.  Can you please advise me on whether or not we can refuse to sign a new 1 year lease while also not putting an ultimatum on when my friend has to move out?
